What to remember
- Get the bank’s checklist for your income source.
- Check the validity and accepted format of each document.
- Read the written terms before signing.
Request the list for your circumstances
Tell the bank your loan purpose, amount, currency and income source before collecting paperwork. Employees, self-employed people and applicants with foreign income may need different documents. Ask about document age, digital acceptance, translations and certification. This checklist helps preparation; it is not a universal requirement or approval guarantee.
Identity and income documents
Prepare identity and income-source evidence. Co-borrowers or guarantors may also need documents. Do not assume every bank asks for the same period of history. ABI’s home-loan list, for example, distinguishes employment, rent and business income. Ask which evidence applies to your case.
| Situation | What to discuss with the bank |
|---|---|
| Employment | Income and employment evidence, account statements |
| Self-employment or business | Business registration and financial records |
| Rental income | Lease and evidence of rent received |
| Foreign income | Accepted evidence, currency and translation requirements |
When a property is involved
Ask which property records are needed, who carries out the valuation and who pays. If ownership is not yet in your name or the property is under construction, clarify the procedure before accepting payment deadlines. Renovation may require a works budget or other records. Confirm whether funds are released together or in stages.
Documents to obtain from the bank
Request written terms for your amount, currency and term, including interest, APR, fees and repayment schedule. Bank of Albania Regulation 48/2015 addresses pre-contractual information for consumer and mortgage credit. Read follow-on rates, late-payment and early-repayment terms. If the contract differs from the quote, request an explanation and updated version before signing.
Submit documents through the correct channel
Use the branch or official channel specified by the bank. Kredi Bankare compares information and does not need identity documents, bank statements or salary records to show products. Keep a list of submitted documents and copies of accepted terms. When asking questions, avoid sending more personal information than necessary.
Questions to take to the bank
Use this list when requesting your written offer.
- Which documents apply to me, and how recent must they be?
- Are co-borrower documents required too?
- Do I have the full offer and repayment schedule?
- Where can I submit the documents securely?
